Digital marketing essentials for new listings

According to the National Association of Realtors, 97% of buyers start their home search online. To remain competitive in your farm area, you cannot skip digital marketing or forego an online presence. You need to ensure that you are easy to find online, that your listing is appropriately described and marketed, and that you can reach as many potential buyers as possible. Here is a checklist to help you cover all the angles when marketing a new listing.

Before Marketing Your Listing Online

  • Ensure that all parties sign the Broker Listing Agreement
  • Ensure the Seller completes the Seller Disclosure Letter
  • Complete any legally required disclosures in your area
  • Confirm any neighborhood or condo association rules and restrictions, including parking for showings
  • Confirm showing instructions with the Seller (such as no weekend showings, etc.)
  • Bring in a staging consultant (if needed)
  • Order and install your yard sign
  • Get key and alarm instructions from the Seller
  • Install lockbox (if required)
  • Order professional photography for the property

Digital marketing is crucial because 97% of buyers start their home search online. A strong online presence ensures listings are easy to find, appropriately described, and marketed to reach as many potential buyers as possible.

You can measure success through key performance indicators such as Website analytics, engagement rates, and lead generation.

  • Social media: Post initially and re-share weekly or bi-weekly, tailoring posts to maintain interest.
  • MLS updates: Refresh details if significant changes occur (e.g., price reductions or new features).
  • Email campaigns: Send an initial announcement and follow up after key milestones, such as hosting an open house.
